How do I ensure the appropriate credits are given?

Tuesday, July 31st, 2007

A client asked us:

What do you think is the best way to go about figuring out the financing in terms of the $2000 credit that is given when using one of the preferred lenders? I don't want to have hidden costs in the financing and plan on choosing the financing based on the best rate available, but just wanted some of your input on what I need to ask when speaking with lenders and what I should watch out for.

Our reply:

Just ask the builder's preferred lender for a good faith estimate (it's like a cheat-sheet that lists all fees), then shop it around to the lenders at www.DROdio.com/lenders - you should be able to see who can give you the
best rate. You can also get more details on how to get the very best rate by reading this FAQ.

What happens if something breaks after I buy the house?

Tuesday, July 31st, 2007

A client asked us:

I have a couple of questions, there are some little things about the house and we would like to know what we can do... The refrigerator smells really really bad. What can we do about this?

Our reply:

Since the property has already been sold, the sellers are not responsible for any repairs, but since they did purchase you a Home Warranty, you can use this to fix the problems. The deductible is $55.00 and there is no limit to the amount that the company will cover. We just got your Home Warranty information in the mail the other day and we forwarded it to you at your new address. If you have not yet received it, let me know and I will give you the phone number to call to set up an appointment to have a handyman come out to look at these items.
