What The Mosleys Needed:

The Mosleys were moving back to the US after being stationed overseas.

"My wife and I are part of a military family stationed overseas in Germany for the past 6 years. When we left the U.S. for our new assignment July 5, 2000 we thought we would be assigned in Germany for only three years so we begin looking at properties in the National Capital Region in September 2001, anticipating returning to the U.S. in July 2003. My wife and I spent countless hours scouring the web and watching housing costs steadily escalate from September 2001 until we finally received word that we would be returning to the U.S. in July 2006. By our estimations the average new construction, four-bedroom single family dwelling increased in value by roughly 73% in just three years!Watching the steady and sharp increase in prices, trying to understand the dynamics of the two sate region we were considering buying in, and the fact that we were 6,000 away underscored our need for a professional, and responsive agent. We first heard about Daniel Odio while visiting relatives in Harrisburg, PA. Daniel was featured on cable real-estate program aired in South Central PA. We did a little more research and found articles about Daniel and similar agents who are changing their practices to reflect the changing times. It is no secret that the 21st century has been labeled the information age by many social scientist. Consumers are savvier than ever and have a wealth of information at their fingertips that didn't exist 10 years ago.Daniel reasons that many clients don't need to be held by the hand to find a property that they want to purchase. What he did offer us was responsive, expert advisement on questions about the market that we had no way of knowing, such as what types of incentives are other neighborhoods offering, how has the resale in the communities we were looking at been over the near term? What do you expect the market to do six months from now? We had our own haunches about the answers to some of these questions, because we weren't first time homebuyers. What Daniel offered us was an honest assessment, sometimes validating our beliefs and other times steering us in the direction we needed to go in. We didn't really need some one to pick us up from the Airport and take us around the city to see different properties. We knew what type of house we wanted and what type of community we wanted to live in. Daniel answered specific questions about neighborhoods that we couldn't answer via web searches and he came with us when we signed our Sales Agreement to ensure we got the best possible deal, literally reviewing each document before we signed it and insisting that the Property Sales Team specify vague terms.

A home is by far the largest purchase we will ever make, and we couldn't afford to make decisions of this magnitude based on haunches and incomplete information. Daniel Odio essentially leveled the playing field in our home buying process.

Perhaps the best part of this arrangement was that because we did a lot of the preparation ourselves, we didn't need to be held by the hand and carted around the city. The way Daniel represents clients is the logical evolution of the real-estate industry and Daniel Odio is pioneering this new method of representing clients. We literally could not have been more pleased with our home buying process. I give Daniel my highest possible recommendation. He has changed the way we buy houses and we will never go back to the old method.

My wife and I began researching homes in Northern Virginia when were informed that my work would be relocating me from California. Being so far away made buying a home difficult so I began looking for Realtors. I found DROdio Real Estate, Inc.  website on the internet and after reading about their services I decided to give them a call. I immediately liked Daniel and decided to use him as my Realtor.I knew that I wasn't going to move immediately, we were looking at moving in 6 months from when we started looking. Because of our timeframe and investment potential we decided that we wanted to purchase a new construction home. Daniel was very helpful and helped us decide what area would best suit our needs and then narrow down communities and builders from there. We were able to accomplish a lot of initial detective work because both Daniel and I are tech savvy and use the internet frequently. He would send me communities that he thought I would be interested in and then I could look at their websites and decide for myself. Once we selected a few home sites to visit my wife and I flew in from California to begin looking. Daniel rearranged his schedule and dedicated all of his time to helping us find a home. When we greeted him the first day he had binders of information neatly organized for us to thumb through. That really impressed us! We were very fortunate because later that same day we found a community in Purcellville with no waiting list. After viewing their model we decided that we wanted to purchase a home there. We sat down and began the initial consultation and Daniel was very helpful. He was able to advise us on upgrades that would greatly improve our homes resale value and which ones were excessive. Daniel made a potentially stressful process run smoothly and quickly. Now we are happily settled into our new home and enjoying the mountain views in Purcellville.

Marion and Leigh were looking for a new or recently built home in the Fairfax area.


We were driving home from Costco when we spotted a sign on the side of the road advertising DROdio services. We had begun looking for our second home and were interested in choosing a Realtor. We decided to give DROdio Real Estate, Inc. a call and find out more about their services.We were pleasantly surprised when 5 minutes later an agent called us back. I work in the technology field and was happy to hear that DROdio agents are tech savvy and use it frequently in the home buying process. We would receive the email and select homes that appealed to us and then drive by to take a look. In the long run this saved is a ton of time because out of 5 or so homes usually 4 could be ruled out after driving by. This way we never felt like buying a new home was consuming our lives.We ultimately decided to purchase a new construction town home and found our Realtor to be extremely helpful in the process. Buying new construction can be overwhelming sometimes. You have so many options on upgrades and they frequently try and get you to ad on things making your mortgage even higher. Who wants to be paying off cabinet hardware for 10-30 years? Our Realtor was very helpful when it came to choosing upgrades and offered advice on what to get and what not to get. All in all we had a pleasant home buying experience and would gladly recommend DROdio Real Estate, Inc. to anyone.

My husband and I were driving down the road looking at new construction developments when we noticed DROdio Real Estate, Inc.sign. I would never recommend buying a new construction home without a realtor.When we finally decided on a community and a builder we had to meet with a sales representative to finalize the arrangements. We had to decide on several upgrades and our agent was extremely helpful when it came to making a decision. He gave us advice on what kinds of upgrades were worth the additional money and which ones weren't.

At times we had frustrating encounters with the builder's sales representatives and our real estate agent made these interactions run more smoothly. There was even a point where our agent gave the sales assistant advice on how to make her job easier. I can't imagine having to go through this experience without a realtor. We were very happy with the service we received.

I'm thrilled with the outcome of my condo sale! Your advice on how to determine the asking price, how to prepare my condo for the open house, and how to assess the contracts that were sent in by potential buyers, was invaluable, as was the availability of you and your team to answer all my questions about the process along the way.Having the condo go on the market with its own website on a Thursday turned out to be a big plus because a full-price offer came in just 2 days later, even before the open house, scheduled for that Sunday. At the open house, your well-positioned signs at major roads near the complex drew numerous visitors and resulted in 2 more full-price offers. The only work I had to do was to choose among 3 full-price contracts, all with escalation clauses! My condo sold for $5K over the asking price and $8K over what any condo in the entire complex had ever sold.

The whole process took just 3 days, which was critical because it gave me the time I needed to finish planning my wedding! For that I am very grateful. Your help in scheduling the closing and making sure the process went smoothly is also very much appreciated.

We began looking for a home to buy because we felt that we were spending too much money paying rent. The rents in Washington D.C. are sizeable and what you spend each month giving to management companies could easily be put towards your own financial growth.When we began looking we had a very specific idea of the type of home we were looking for. We wanted to find a “row house that is unique to the D.C. area. When we began consulting various Realtors, one told us that if we were to make an offer on a row house in D.C. we could count on getting into a competition with other home buyers. He told us it was very likely that we would find ourselves in a bidding war over a property that is already at the high-end of our price bracket.

Eventually we found a row house on our own and decided to make an offer. Just like the Realtor said we found ourselves in a bidding war. Needless to say we were frustrated. Our hopes of owning the home that we wanted were dwindling leaving us discouraged. That is when we decided to seek the help of an expert licensed Realtor. We were referred to Daniel of DROdio Real Estate, Inc. by a friend on our softball team. As soon as we began speaking with Daniel we realized he was the perfect agent for us. Although we were looking for a home we weren't in a rush to buy one. We wanted to take our time and make sure that we would be happy with the one we purchased. Daniel understood this he let us look at our own pace and never pressured us to make a decision. We found him to be readily available and always had an answer to our questions. By working with a Realtor we avoided making common mistakes that 1st time homebuyers without Realtors make (like losing out on contracts!). Now we are happily residing in a 2- level condo. We decided to buy a new house last year, and right away we realized that there were many builders out there and many options to consider. We were looking for some expertise so we turned to DROdio Real Estate, Inc..When we called, we learned that there is a lot of change in the real estate industry, and many of the old traditions no longer apply. We got better service than most Realtors could've given us. In our experience, technology has enabled real estate firms like DROdio Real Estate, Inc. to provide superior service. Our agent was very knowledgeable and helped us navigate through the builder's contract. He also told us something we didn't know when most buyers go in to meet with a builder, if they don't tell the builder they have a Realtor on the very first visit, usually the builder will not let them add a Realtor later. This happened to us! We were going to buy a house from one builder, but then we found DROdio Real Estate, Inc.. However, the builder would not let us add the agent they said it was too late because we'd already been in to see the builder, even though we only went once! So we actually changed builders, just so we could get the home and use the DROdio Real Estate, Inc. agent to represent us. Be very careful when you fill out those registration cards at builder home sites. There is usually just one little checkbox that asks if you have a Realtor, and if you don't check it, you can't have a Realtor represent you.We encourage you to at least contact the good folks at DROdio Real Estate, Inc. and discuss your situation with them. Jim and Sandy enlisted the help of their daughter when moving and she found DROdio Real Estate, Inc. website. "I found the firm to be both knowledgeable and helpful so I gave their number to my parents," she said.Jim and Sandy wanted a new construction home and began the process of looking into new communities. After several phone calls they realized that finding a home that would be finished in time for their move was going to be tricky. "We found ourselves on waiting lists for at least 6 months," Jim recounted. "I decided to make a trip from Hawaii to look at some of the developments in the area. One afternoon while searching with my daughter we found an area that seemed to fit our needs. I stopped into the office to speak to a sales person and we were put on another wait list. What Brandon & ShaShonna Needed:

Brandon & ShaShonna had a home in Chantilly which they had tried to sell with two Realtors. After seeing our firm on the Discovery Channel they turned to us to sell their home, which we did in under two weeks for $15,000 above list price. We then helped them locate a resale home which we helped them purchase for $10,000 under list price.

We have to thank the Discovery Channel for our experience with DROdio Real Estate, Inc. let us tell you why! The first time we tried to sell our single family home in Chantilly, we had it listed with a traditional Realtor from a large, local firm. Daniel Odio of DROdio Real Estate, Inc. showed the house to a potential buyer client of his at that time he was not yet representing us. When he came in, we recognized him from seeing him on an episode of the Discovery channels Double Agents show.Daniel's clients were not interested (they bought a different house), and in fact, we were unable to sell our house at all. At the end of our three month listing period we ended our relationship with the listing agent, and we remembered having seen Daniel come by, and having seen him on the TV show. So, we called him up to see if he might be able to do a better job selling our house than the other agent did.The first thing Daniel did was take a detailed look at our house. He suggested many changes which we had not considered, and the other listing agent never recommended. Daniel gave us a list of things to change and update in the house before he listed it. We spent several thousand dollars making the necessary repairs, but when we finished, and Daniel listed the house, we had several offers within a couple of days!

We are both technology professionals, and we really benefited from Daniel's ability to send us contracts, addendums and notices via email. He even had a fax program that allowed him to send faxes which arrived in our email inboxes. We were also able to correspond with him via Instant Messenger – I bet most Realtors don't even know what IM stands for!

With Daniel's expertise, we ended up selling our house for $15,000 above our list price a price that was already higher than what the other agent had tried to sell the house for! We were very impressed by Daniel's ability to recommend cost-effective changes to the house that boosted its appeal to buyers and got us multiple offers. Daniel also negotiated the offers carefully, removing contingencies which we would have never noticed, but that would've been harmful to us.

After successfully getting our house under contract, it was time for us to find a new house. Daniel set us up with an email alert system which allowed us to be notified when any new homes in Clifton came on the market. He also did some manual searches of the MLS for us. We looked over the lists he created and picked a handful to visit. We fell in love with one of the homes, but it had several offers, so we didn't really think that we would be able to get it. We put a last-minute offer in, and to make the offer even more enticing, Daniel had us write a personal letter to the sellers, explaining why the house was so appealing to us. We told the sellers in the letter that their house was exactly what we were looking for, and explained how perfect it was for us. Imagine how happy we were when the sellers accepted our offer! We found out later that the sellers chose our offer over another offer that was $10,000 higher because they connected with us through the letter we sent. I absolutely could not believe what an affect that letter had!

We've been telling everyone we know about DROdio Real Estate, Inc. and we were happy to share our experience with others considering using DROdio Real Estate, Inc.. We only worked with Daniel, Sue and Lucy, but I'm sure that all the agents are just as talented as Daniel was, and I highly recommend them.
