Thanks for this - first isn’t it a shame that we have to add the disclosure you have at the bottom of your article.

However the reason I write is because I wonder if this is true in all 50 states. My thought - and I have no idea why, other than tradition - it’s that in California the lender will require the insurance.

But what do I know, I’m just a REALTOR®

Thanks Daniel…………I have been a Realtor for 7 years now………..I think title insurance is crutial for the reasons you give.

I find it odd that if you endorse the need for title insurance that you would write something that is not clear and is confusing to the consumer.
