One reason we really like Patrick's approval letter is because it specifically states that it complies with Paragraph 10 of the regional sales contract, removing the financing contingency.     Daniel, thanks for posting the sample letter. After two transactions where the client was supposedly pre-approved only to receive pre-qual letters, this is something I insist on prior to presenting any more offers.
